Washington Manufactured Home Title Transfer — Forms, Fees & Your Exact Path

In Washington, a manufactured home's paper is a Certificate of Title (unless title is eliminated — then ownership is by real-property record, RCW 65.20), and the office that holds it is the Washington State Department of Licensing (DOL). This page is the whole process in one place: the duplicate path, the transfer, the bonded branch where the state offers one, the never-transferred and deceased-owner routes, and conversion to real property — with the form, the verified fee, and who must sign, from the state's own sources.

Manufactured homes are titled through DOL vehicle licensing offices, with county treasurer, auditor, and recording offices involved in real-property (title elimination) transactions.

The office

Washington State Department of Licensing (DOL) — https://www.dol.wa.gov/vehicles-and-boats/vehicle-registration/vehicle-title/manufactured-home-application. Every fee on this page is printed only where the dataset verified it; where a fee was not verified, the page sends you to the agency page for the current figure instead of guessing.

Lost title? The duplicate path

A lost title for a still-titled home is handled at a vehicle licensing office with DOL's standard lost-title / Affidavit of Loss process for vehicles; confirm the manufactured-home-specific steps and fee with DOL / your licensing office before filing. Do not assume the vehicle fee applies unchanged.

Form: Confirm the current form with the titling agency before you file — the form for this step was not verified in our October 2026 dataset.

Fee: The current fee is listed on the Washington State Department of Licensing (DOL) page — check it there before you go: https://www.dol.wa.gov/vehicles-and-boats/vehicle-registration/vehicle-title/manufactured-home-application

Who may apply: Registered/legal owner of record (confirm with DOL)

Buying or selling? The transfer

For a still-titled home, transfer the certificate of title through a vehicle licensing office with the signed title/release of interest and fees. If the sale transfers ALL ownership and the new owners eliminate the title (below), the home becomes real property under RCW 65.20.030 and thereafter transfers with the land. Before buying, check DOL/county records for whether the title was already eliminated — if it was, there is no title to sign; ownership follows the deed.

Form: Certificate assignment / DOL transfer at vehicle licensing office; Manufactured Home Application if eliminating title at the same time

Fee: The current fee is listed on the Washington State Department of Licensing (DOL) page — check it there before you go: https://www.dol.wa.gov/vehicles-and-boats/vehicle-registration/vehicle-title/manufactured-home-application

Who must sign: Registered/legal owners must sign the release/transfer; for title elimination, BOTH registered and legal owners must consent (RCW 65.20.050)

No signed title at all? The bonded branch

No bonded-title program was verified for Washington in our October 2026 dataset. The usual routes are the owner of record applying for a duplicate and signing over, or a court order establishing ownership.

The title was never transferred into your name

First determine whether a title still exists: if the prior owners eliminated it, the home is real property and a 'missing title' is expected — ownership is proven by the recorded Manufactured Home Application and the deed chain, not a title. If a title does exist and was never transferred to you, the owner of record must release/transfer it at a licensing office, or ownership must be established through DOL/court process.

The title is in a deceased person's name

Heirs transfer with certified death certificate and estate / community-property / survivorship documentation at a vehicle licensing office; if the title was eliminated, the home passes with the real property through probate/deed records instead.

More than one section?

The per-section title rule for Washington was not verified in our dataset — match every section's serial number to the title record with the agency before you buy or sell a multi-section home.

Convert the home to real property in Washington

Eligibility: Title Elimination under RCW 65.20: owners of the manufactured home must OWN the land where the home will be located and the home must be affixed there; all RCW 65.20.040 requirements met and registered + legal owners consent.

1) Complete the DOL Manufactured Home Application (sections 1, 2, 3, 4, 6, 7, 8, and 10 for Title Elimination). 2) Get the tax documents from the county treasurer. 3) Have the application approved by the county auditor. 4) Record it in the county recording office (keep a certified copy and proof of recording fees). 5) Take the recorded application to a vehicle licensing office and pay the required fees. DOL approves, the auditor records it in the real-property records, DOL cancels the title and keeps a VIN record of the elimination — from the recording date the home is treated as real property like a site-built home and may not be moved off the land except under RCW 65.20.070 (Removal from Real Property reverses it and a new title issues).

Why people do this: converting from personal-property titling to real-property titling saves a typical borrower about $49,000 over a $100,000 loan (Pew, February 2026). The full routing picture — which loan doors conversion opens — is on the financing-by-title-status page and in the conversion explainer.
