Michigan title problems, computed
In Michigan, a manufactured home's paper is a Certificate of Title (mobile home certificate of title, MCL 125.2330a), and the office that holds it is the Michigan Department of State (Secretary of State). This page is the whole process in one place: the duplicate path, the transfer, the bonded branch where the state offers one, the never-transferred and deceased-owner routes, and conversion to real property — with the form, the verified fee, and who must sign, from the state's own sources.

Mobile homes are titled by the Department of State under the Mobile Home Commission Act, MCL 125.2330a et seq. — not by a housing department.

1) The owner (or legal representative / successor in interest shown in Department records) applies to the Department of State for a duplicate, replacement, or corrected title. 2) Provide information satisfactory to the Department establishing entitlement and pay the fee in MCL 125.2330a. 3) The duplicate carries the Department's records of security interests.
Form: Application to Department of State (form per 125.2330a; acknowledged signature required)
Fee: The current fee is listed on the Michigan Department of State (Secretary of State) page — check it there before you go: https://www.michigan.gov/sos
Who may apply: Owner, or legal representative / successor in interest as shown by Department records
Owner endorses an assignment of the home with warranty of title and a statement of all security interests, and mails/delivers the certificate to the Department or to the purchaser at delivery (MCL 125.2330c). The buyer (unless a licensed dealer) presents the certificate to the Department with the fee. Effective date of transfer is the date the application or the certificate is executed.
Form: Endorsement/assignment on the certificate of title
Fee: $90; $15 if the transfer only adds/deletes a spouse or a person related within the fourth degree of consanguinity (125.2330c(3))
Who must sign: Owner/seller must endorse the assignment with warranty of title
Bonded title is an option in Michigan. Bond: set in the state process. Forms: Application under MCL 125.2330a / 125.2330e proof-of-ownership route.
Do not quote a bond amount for Michigan without pulling the current 125.2330a bond subsection and the SOS mobile-home page.
If the seller never transferred, the buyer needs the titled owner's endorsement, or sufficient proof of ownership under MCL 125.2330a/125.2330e as determined by the Department, which may investigate and may require a bond or additional information and may reject the application. A bill of sale alone is not a title.
A legal representative or successor in interest as shown by Department records may apply for a duplicate/replacement and then transfer. Bring certified death certificate and estate authority (personal representative papers) to a Secretary of State office.
The per-section title rule for Michigan was not verified in our dataset — match every section's serial number to the title record with the agency before you buy or sell a multi-section home.
Eligibility: Mobile home affixed to real property in which the home's owner holds the ownership interest (MCL 125.2330i).
1) Deliver to the Department of State: a completed Affidavit of Affixture (Department form) naming the owner, manufacturer/year/model/serial, stating the home is affixed, giving the legal description and the affixed address, and naming every security-interest holder WITH each holder's written consent to termination of the security interest and cancellation of the title; plus the certificate of title (or MCO, or sufficient proof of ownership under 30a/30e); plus the 30a title fee. 2) The Department cancels the certificate of title. 3) Record a duplicate original of the executed affidavit with the county Register of Deeds. Fee cited in secondary guidance as $90 — the statute ties the fee to section 30a.
Form: Affidavit of Affixture of Mobile Home (Department of State form; MCL 125.2330i)
Fee: Fee prescribed in MCL 125.2330a ($90)
Why people do this: converting from personal-property titling to real-property titling saves a typical borrower about $49,000 over a $100,000 loan (Pew, February 2026). The full routing picture — which loan doors conversion opens — is on the financing-by-title-status page and in the conversion explainer.
