Alabama title problems, computed
In Alabama, a manufactured home's paper is a Certificate of Title (per unit), and the office that holds it is the Alabama Department of Revenue (ALDOR), Motor Vehicle Division. This page is the whole process in one place: the duplicate path, the transfer, the bonded branch where the state offers one, the never-transferred and deceased-owner routes, and conversion to real property — with the form, the verified fee, and who must sign, from the state's own sources.

Titles are applied for through designated agents: county License Plate Issuing Officials, licensed dealers, and Alabama financial institutions. Manufactured-home titling is under Code of Alabama 32-20.

Every fee on this page is printed only where the dataset verified it; where a fee was not verified, the page sends you to the agency page for the current figure instead of guessing.
1) The titled owner(s) or recorded lienholder applies for a replacement title — online through ALDOR's Public Title Portal, or through any designated agent. 2) Upload/submit the completed replacement application. 3) Pay the fee. Normal processing is about 5-7 business days from receipt. If the replacement goes to the lienholder, the owner sections are handled as the form directs.
Form: Application for Replacement Title (ALDOR Motor Vehicle Division; via Public Title Portal or designated agent)
Fee: $15 replacement title application fee (non-returnable)
Who may apply: Titled owner(s) or recorded lienholder only
Seller assigns the outstanding Certificate of Title (or MCO for a new home) to the buyer. Buyer surrenders the assigned title/MCO and any documents supporting the transfer to a designated agent and applies for an Alabama title. If the home was registered in a state that does not title such homes, surrender the registration documents that prove ownership instead.
Form: Title application through a designated agent
Fee: $20 per application for a manufactured home title, plus $1.50 designated-agent commission (and a possible additional $1.50 / local fees depending on the issuing official/county)
Who must sign: Seller must assign the title/MCO; buyer signs the application
Bonded title is an option in Alabama. Bond: set in the state process. Forms: Bond posted under Ala. Code 32-20-24(2) via designated agent / ALDOR.
Alabama's bond route appears in the statute as a substitute for a missing title/MCO or missing lien release — confirm amount and acceptability with ALDOR / your designated agent before purchasing a bond.
File through a designated agent with the best ownership documents you have. If the outstanding title cannot be delivered, Ala. Code 32-20-20(b) / 32-20-24(2) allows a bond in lieu of the missing title for the affixture-cancellation route; for a standard transfer with a broken chain, expect ALDOR to require the assigned title chain or a court/bond resolution — a bill of sale alone does not create a title.
Heirs / personal representative establish estate authority (probate papers / certified death certificate), then apply through a designated agent for a title in the heir's/estate's name, using the duplicate route first if the decedent's title is missing.
Yes — Ala. Code 32-20-20(a): apply for a certificate of title to the manufactured home, 'or to each unit thereof if the manufactured home consists of more than one unit.' Each unit gets its own title.
Eligibility: Manufactured home permanently affixed to real property AND ownership of the home and the land is identical (Ala. Code 32-20-20(b)).
The original retail purchaser / its lienholder, or the titled owner / its lienholder, applies through a designated agent for cancellation of the MCO or certificate of title and receives an ALDOR certificate of cancellation, delivering: 1) the MCO or title for the home — for EACH unit if multi-unit — or a bond under 32-20-24(2) in lieu of it, and 2) the lienholder's lien release, or a bond under 32-20-24(2) in lieu of it. A cancelled home can later be detached/re-titled under the same section's detachment records process.
Form: Application for cancellation of certificate of origin / certificate of title via designated agent (Ala. Code 32-20-20(b))
Fee: The current fee is listed on the Alabama Department of Revenue (ALDOR), Motor Vehicle Division page — check it there before you go: https://www.revenue.alabama.gov/faq-categories/title-applications/
Why people do this: converting from personal-property titling to real-property titling saves a typical borrower about $49,000 over a $100,000 loan (Pew, February 2026). The full routing picture — which loan doors conversion opens — is on the financing-by-title-status page and in the conversion explainer.
